Driven by consumer demand, the shop rental market in Guangzhou was active in the third quarter of 2011, and a number of foreign retailers entered the Guangzhou market for the first time. In the third quarter, Guangzhou Shopping Mall also entered many new food and beverage brands, the American yogurt chain "Youge Fang" entered Zhengjia Square, the Italian luxury coffee brand "LAVAZZA" opened its first store in Guangzhou in Gaode Land Plaza, and the catering brand "Annan Vietnamese Cuisine" was also stationed in Huachenghui Square II.

Encouraged by strong rental demand and the growth prospect of retail sales in Guangzhou, rents of high-quality shops in Guangzhou continued to rise in the third quarter, with an average net rent of 750 yuan per month per square meter, up 2.7% from the previous quarter. There were no major commercial property investment transactions in the third quarter. Most of the market investment activities are concentrated in bulk project investment. Stable rental return growth and asset project appreciation are expected to push up the capital value, and the capital value of high-quality shops increased by 3.4% month-on-month in the third quarter.

Zeng Li, manager of the Guangzhou research department of Jones Lang LaSalle, believes that from the end of the third quarter to the end of the third quarter, the total stock of high-quality shops in Guangzhou is expected to expand by about 20%. About 70% of the new supply over the next 12 months is concentrated in the Tianhe business district and the Pearl River New Town. Strong pre-rental activities for new projects, such as Huacheng Huihui Phase I, Sun City Shopping Mall and Xicheng Duhui, may ease the pressure on rising vacancy rates. By the end of the year, the overall rent of high-quality shops in Guangzhou will continue to rise moderately. However, due to economic uncertainties at home and abroad, the overall rent increase is expected to slow down next year.
